B+B Belgravia is a petite bed and breakfast in an amazing location, just a short walk from London's Victoria Station. For all the heaving masses that pass through this area every day though, the B+B Belgravia is tucked away on a quiet street that feels more residential suburb than major transport hub.

The doorway is very discreet - indeed the only sign that there is a boutique hotel at all here are the monogrammed panes of glass above. The two Georgian townhouses that have been knocked together retain a homely, comfortable feel - yet there are enough kooky fixtures and retro style to add real character to the place.

Leading off from the living room, past an industrial-sized tea and coffee maker (complimentary beverages anyone?) is a light and airy breakfast room. The tables are laid out canteen-style, with a good selection of cereals, fruit, preserves and breads gracing the countertop. What is behind the countertop, though, is rather special: a fully-functioning kitchen where guests' breakfasts are cooked to order every morning.

The 17 rooms are simple and clean, with a contemporary edge. There are two designated family rooms and one disabled room (number 5). All share a neutral palette of cream, beige and white, with plenty of polished wood. There is a flat-screen TV and WiFi access is complimentary in all of the rooms.

The bathrooms are compact and, for the most part, hidden away behind yet more polished wood. Nearly all of the rooms have both bath/shower combinations, but a few rooms have only showers. This is a bed and breakfast with few fussy luxuries - it is all well thought-out and practical, a home-from home in the busy city.

Peaceful and intimate, B+B Belgravia attracts in-the-know visitors who are happy to discover that the pound can go so far in over-priced London. There are two rooms which sleep three and four respectively, and which are booked up months in advance by savvy families.

A genuine B&B, B+B Belgravia doesn't have a restaurant or room service - just a cosy dining room where breakfasts are cooked to order right before your eyes. Guests can help themselves at all times to freshly ground coffee from a Swiss-made coffee machine in the lounge, along with a variety of teas (regular, fruit and herbal), hot chocolate and biscuits.

The facilities

Downstairs, there's a small sitting room with a few easy chairs, a laptop in a nook offering free internet access and complimentary tea and coffee. Decor is contemporary but low-key and comfortable. The breakfast room is connected to the sitting room and hearty breakfasts (which are included in the rate), are cooked to order before your eyes in the attached kitchen - a level of service that many larger establishments just can't seem to offer.

Stairs lead out to a small gravelled garden at the back of the house, where you can sit with a drink on summer afternoons or have breakfast on a sunny morning. There's a shelf of books from which to borrow, and a variety of newspapers are delivered every day. Staff are friendly and approachable and feel like a family. It all adds up to a place where you can really enjoy being, a great base for a stay in London.

The rooms

The B+B Belgravia offers 17 rooms, including a few interconnecting rooms to accommodate families. Rooms are on the small side but are by no means tiny and a sense of space is added by high ceilings. The rooms are immaculate where it really counts - crisp white linens and towels, high-quality, comfortable beds, sleek flat-screen TVs with 12 free channels.

Bathrooms have either a shower cubicle or a tub and overhead power shower. They vary in size with the smallest only big enough to hold one person at a time. Ebury Street is one-way and generally fairly quiet by London standards, but those bothered by street noise should ask for a room at the back of the house.
